All Purpose Property Inspections Pty Ltd (APPI)

Information regarding the Scope, Limitations and Exclusions of the Inspection and this report.

This report is NOT an all encompassing report dealing with the building from every aspect. It is a reasonable attempt to identify any obvious or significant defects apparent at the time of the inspection. Whether or not a defect is considered significant or not, depends to a large extent, upon the age and type of the building inspected. This report is not a Certificate of Compliance with the requirements of any Act, Regulation, Ordinance or By-Law and does not advise whether the property complies with current planning, building, or other similar legislation or regulations. It is not a structural report. Should you require any advice of a structural nature you should contact a structural engineer.

This report is not intended to act as a recommendation to the client as to whether or not to proceed with the purchase of the subject property. The report is given for the benefit of the client and for not other person and it may not, except with the prior written consent of APPI, be disclosed to or relied on by any other person. APPI will not be liable for any loss, damage, cost or expense suffered or incurred by any person other than its own inspector in connection with the use of this report.

APPI will not be liable for any loss, damage, expense suffered or incurred because this report does not notify any problems which relate to matters specifically excluded as noted in this report and in any areas of the property which were not physically accessible for inspection.

What is not included in the report?

  • Parts of the property that were not or could not be inspected.
  • Matters outside the consultant’s expertise.
  • An estimate of repair costs.
  • Termite and pest inspection.
  • Footings and the ground suitability.
  • Concealed damp-proofing.
  • Electrical wiring and smoke detectors.
  • Plumbing.
  • Drainage (including site drainage).
  • Gas fitting.
  • Air conditioning.
  • Swimming pool, spa, and pool equipment.
  • Watering systems.
  • Fireplaces and chimneys.
  • Alarm systems.
  • Intercom systems.
  • Carpet and floor coverings.
  • Appliances such as dishwashers, insinkerators, ovens, ducted vacuum systems, hot plates and range hoods.
  • Paint coatings.
  • Hazards.
  • Wall insulation.
  • Television reception.

Cancellation and non-access to property.

If we are denied access to the property or you cancel the report, or we cannot reasonably gain access to the property without danger, injury, or trespass, we will refund or charge as follows:

  • Travelling costs.
  • Time spent by us to that point of termination.
